HOUSE HUNT

After you connect with a lender, we go look at as many properties as needed to find the one.

NEGOTIATE AN OFFER

When you find a home, your agent will do a CMA. We decide on an initial offer price, EM amount and closing date. You will need a pre-approval letter for that price. We will negotiate on your behalf if there is back and forth with the other side.

UNDER CONTRACT

The first week under contract is the most stressful! When we have a fully executed contract the timeline begins. First step is paying EM within 3 days of an accepted offer.

INSPECTION

Within 4 business days, the home inspection needs to be scheduled/performed. Cost is based on the size of the property and you choose the inspectors, but I do have ones to recommend. You can and should be onsite for this. Once we get the results, together we determine if there are issues to ask for fixes/credits.

CONTINGENCIES

Your lender will be gathering info from you from the start. The faster you respond, the faster they can clear you to close. They arrange an appraisal on the property. 

FINAL WALK THROUGH

Once you are clear to close, we do a final walk-through of the property to ensure it looks as expected. Then you attend the closing with your attorney to sign the final papers.
